Offerpad felt like they took advantage of us. They offered us 300k at first, then weeks later they offered us 290k. We asked them for the 300k again or more and the agent acted like he did us a favor getting it back to 300k when the home market value was closer to 350k and in fantastic sellable condition. Ultimately with the 15k transaction fee and close to 25k in repairs we felt VERY ripped off in the end but were too far in the process to back out since we had our move planned around offerpads initial offer. To come back and request 30k in repairs then negotiate down to 25k was sketchy. Other quick home buyers take the home as it which is how it should be in this case. If you are taking the home then you make the repairs. They claimed they could not pull a permit for the roof which was nonsense since it was less than 10 years old in the middle of a gated, HOA, golf course community where code inspectors drive by daily and will ticket for garbage cans being out before 6pm, no ones installing illegal roofs. They wanted 30k for some exterior paint, new roof, and pool resurface. No was those 3 things cost 30k so to claim they don’t profit from repairs is nonsense. They also do not tell you up front that you can stay in your home up to 3 days BUT WILL HOLD 10K FROM YOUR PROFITS. If you are relying on that cash for a new home or move this should be stated up front, very shady it’s hidden in the website. Then when I read reviews online that offerpad backed up last minute on someone before makes you feel like you just have to go with the process. The only reason we didn’t use open-door was since they don’t buy in gated communities yet. Otherwise I’ll never use offerpad again, they are super shady and will rip you off and give anxiety at every turn. Even their contractors are shady and uneducated. Our inspector Paul did not know how to work a Lutron Dimmer light switch and because of that was just going to charge us and claim it didn’t work, makes me wonder what else he didn’t know. When the pool screening guy came I answered the door and he explained he was there to inspect the screens and I said yea they are in good shape and there only 1 our and 2 where the seam is coming off and his response is “we may just replace them all anyway” REPLACE THEM AT MY COST? Are you kidding me? Buying a new home in itself is a stressful process and offer pads selling experience only added to it. Overall Offerpad gets 0 stars and no recommendation from me.
