My suggestion is fix anything that needs to be fixed because their 3rd party inspector will find and document everything that needs to be fixed. Then they will come back with an amended offer from what your initial offer was. ItÕs a lump sum amount so you wonÕt know what their contractor will be charging them to repair it. The process was quick, which is what I needed, but an additional 15% would have been better in my pocket. I would suggest them, just make the fixes prior to the inspector coming.
