Offerpad is to be used for only special or unique situations. Definitely not fair to the Seller. This was my first experience and I believe my client was fully taken advantage of. He significantly reduced his price from the beginning acknowledging the house needed repairs. After the inspection which I thought was way skewed, I couldn’t believe the price offered as if my client was being double faulted. ONLY because he was vulnerable in his ability to communicate and react did he move forward with the sale.
Though I understand Offerpad has a process, it should have alternative processes for the parties if there is a breakdown or something doesn’t work. HelloSign is not mandatory to bind documents and trying to force people to use it is ridiculous. It was a waste of mine and my client’s time and not effective or efficient.
Whoever is over contracts does not pay attention to details. I informed of my correct name multiple times to various Offerpad representatives.
Essentially, trying taking possession of a house before closing by installing your own lockbox is overstepping. Lastly, the $9125 transaction fee is a straight rip off and will be the reason I caution everyone with whom I come in contact how Offerpad uses very questionable in my opinion unethical tactics. Whether it was slid into the contract or not, when I informed I had never worked with Offerpad, I do believe the nuances of the contract should’ve been brought to our attention.
