I have used Offerpad with other clients and loved the process. For this one, however, the offer reduction after inspection was NOT fair (~$46K reduced from initial offer). There were no items indicated as a “Deficiency”; only three (3) “Not Present” items indicated. In a prior sale with Offerpad, the property had a variety “Deficiency” items AND wrecked his garage after the initial offer, and only $7900 was reduced from initial offer. For Woods Lane transaction, we felt like we were baited. I will be hesitant to refer a client again. Also, before the transaction began, I was told I was eligible for an additional 1% as the agent, but before closing was told that it was not the case. So, confused on that point as well.
