RENO DONE RIGHT: ’60s ranch gets groovy update

In this special blog series, we’ll give you a glance at some incredible before-and-after stories on how we’ve taken some of the homes we buy from stinker to stunner.  

First up on the block, the “Orange you glad you sold to Offerpad?” home in Orangeburg, South Carolina. Let’s take a look! 

The home

This classic 1,564-square-foot ranch style, 3-bedroom/2-bath brick home was built in 1965 and in serious need of updating. (Note the white wrought-iron railings that were so popular in the day – but not so much now.) It sits on a half-acre lot with lots of mature trees, a sweeping circular driveway and detached garage.  

Inside were many of the home’s original features and fixtures, including a wood-burning fireplace and (unfortunately unsalvageable) wood floors. The floorplan was stuck in the sixties, too, with separate formal living and dining rooms and kitchen. 

Demo day

Time to roll up our sleeves. Digging in, we got down in the crawlspace under the house to repair years of damage caused by moisture and wood rot to ensure we had a solid foundation to work from. 

Next, it was time for some walls to come down. We began by removing the dining room and entry hall walls to create a modern open floor plan featuring a completely remodeled kitchen with all new countertops and appliances.

The master and second bathrooms were gutted, too, and replaced with all-new tile, showers, flooring, fixtures and vanities.

Final touches

  • New flooring throughout (luxury vinyl plank & carpet) 
  • New lighting & other fixtures  
  • New roof, HVAC, water heater  
  • Exterior landscaping & cleaning 
  • Updated railings on porches  
  • New shutters on windows

Acquisition Price: $100,000 

Sales Price: $ 210,000 

Total Reno Cost: $82,966  

Days in Reno: 40
