Since 2015, Offerpad has helped thousands of home sellers buy their new-build home through partnerships with leading national, regional and local builders. We have partnerships with builders in all of Offerpad’s markets and are rapidly expanding into new ones. In addition to larger, brand-name builders, we also work and cultivate relationships with smaller boutique and active-adult community homebuilders, as well as local homebuilder associations.

Offerpad buys most single-family residential homes, including condos and townhomes, built after 1960. We also buy homes in age-restricted and gated communities. We do not buy homes with a value of more than $1.5 million (depending on market) or homes on lot sizes greater than one acre. For more details, please see our Seller FAQs page.

Yes. We pay buyer agents an industry-high 3% referral fee* on pre-MLS properties for assisting their clients with an offer. Here’s all you have to do:

  • Builder submits cash offer request on behalf of agent via
  • Include agent information and receive offer in 1 hour.
  • Offerpad pays agent referral fee upon successful COE on client’s home.
  • If buyer is already listed on MLS, agents can still request cash offer through but will not be eligible for the 3% referral fee. The Seller will pay the agreed upon commission to their agent.

*Referral Fee Qualifications: (1) The property cannot be listed on the MLS within 30 days from the time of submission, while under contract, or after COE; (2) The agent or current homeowner has not submitted a request to Offerpad on the property within the last 30 days; (3) The agent must present current interior and exterior pictures at the time of offer submittal (previous listing photos do not qualify); and (4) The agent must be identified in the offer request, continue to represent the seller, be available throughout the process, and the sale must successfully close. Agents with current sellers listed on the MLS may still request an offer, however they will not be eligible for a referral fee.
