They will raise their offer to get a deal with you and then come back later on and request a credit far larger than the repair costs they quoted. They also did this over a long weekend and were unreachable during the timeframe they require you to reply in. I will never do business with Offerpad again. They purely prey on people in desperate situations where they need to quickly sell their home.
