What happens when you sell your home to OfferPad?

If you are thinking of moving, but the hassles that come with selling a home are holding you back – we are here to help. We know you may have some (or a lot!) of questions on how OfferPad works, how we value your home, and what we do with your house once the papers are signed. While the overall process is simple and easy, it’s helpful to have a full understanding of how things work – from the first click to passing on the key – so you feel 100% confident in your decision.

You submitted an online request, now what?

First, congratulations! This is step one in your stress-free, quick home sale journey. Once you submit your home and request a purchase offer on OfferPad.com, our team evaluates all aspects of your home, taking into consideration multiple factors – including age, size, location, recent comps and neighborhood trends – to determine the best offer for your home. OfferPad will then email you with our top offer.

Does the offer look good?

This is where much of the control is now in your hands. OfferPad sellers can select their own closing date! Sellers can move as quickly as 10 days or can take as long as 90 days. We want you to have both flexibility and control over when, after all, this is your home sale. Once you select all your options, including flex close, free local move and your closing date, you can simply electronically sign the purchase agreement with OfferPad – we are living in a digital society, who needs pens anymore?

Your house is under contract with OfferPad; as with any home sale, we’ll have an OfferPad representative come out to evaluate the condition of your home. You’ll likely have quite a few questions about this part of the process. OfferPad has a helpful guide to answer your questions, check it out here. It’s important to make sure that the evaluation specialist has access to all areas of your home, including attics and crawl spaces. Depending on the size of the home, the evaluation process usually takes two to three hours.

The home evaluation appointment gives us the opportunity to determine whether repairs need to be made before the sale is completed. If repairs are needed, you have control over what comes next. Your first option is to let us take care of the repairs and subtract the costs from the purchase price. Your second option is for you to hire a licensed contractor and handle the repairs on your own. Your third option allows you to cancel the contracted sale. Again, this is your home and we want you to feel in control over the entire process.

You are getting close to your moving date!

The house is nearly packed up, you’ve cleaned, and you are ready to make the big move. All that is left for you to do is sign the papers. A few days before closing, the representative from the title company or attorney’s office that is handling the sale will contact you to schedule time to sign the paperwork. The last step is a final walkthrough of the property by our OfferPad representative to confirm that the property is in the same condition as during the evaluation. If you selected to repair the items yourself, we will also be confirming that they were completed. Your OfferPad representative will tell you what to do with your keys and answer any other questions you may have.

Your close of escrow date has arrived!

This is the exciting part – you sign the final papers and your house is sold. Time to move on to your life’s next adventure. It’s that simple!

Depending upon the condition, we will typically perform light renovations on the home to get it market-ready. These items may include upgrading appliances, painting, putting in new carpet or maybe even upgrading countertops. We’ll install for sale signs, hold open houses, send out flyers, take care of listing paperwork, talk to agents, wait for and negotiate with a buyer, work with the appraiser, worry about buyer financing falling through, pay holding costs, utilities and association dues.
